The Financial Services Authority (FSA) was set up by the Government and is responsible for regulation of a range of financial services and products, including Equity Release Schemes. They aim to :

Safety with SHIP
SHIP stands for Safe Home Income Plans, an organisation dedicated entirely to the protection of equity release plan holders and promotion of safe home income and equity release plans. Membership is voluntary but companies who are members of SHIP follow a code of conduct to ensure customer safety
SHIP is a self regulatory trade body dedicated entirely to the protection of Equity Release plan holders and the promotion of safe equity release plans. They ensure that equity release products are safe and their code of practice applies to both Lifetime Mortgages and Reversion Plans. Most leading equity release providers are members of SHIP ; however there are equity release schemes available that have not been approved. Those that are will be completely safe, so you should only ever choose an equity release plan endorsed with the SHIP logo.All SHIP approved equity release plans come with a standard set of safety guarantees which include :
- Remain in your property for life, provided the property remains your main residence.
- Move your plan to another suitable property without any financial penalty, subject to criteria.
- Guarantee you'll never fall into negative equity. This means you will never owe more than the value of your home and no debt will ever be left to your estate.
