Another Cedula question

Hello. I read some of the guides on this site about habitation certificates and I couldn't decide if our property actually had oe or not. I had a search through all our documentation and found that there was a copy attached to the escrituara, but that it was in the name of the previous ownery 7 years ago. The previous owner bought the property from new 18 years ago.

Should it be put in my name now ? Would I need to change the Cedula into my name in the event of me wishing to sell the property, or can I just do as the previous owner did and not bother ?

A Cedula is a Cedula.
As long as your property has one that is all that matters, as it shows proof that your house is fit for occupancy - regardless of who the legal owner is. The name just indicates who originally applied for it.

I'm sure if you spoke to a lawyer that they would tell you the benefits of applying for a new one in your name - if only so they could charge you the couple of hundred of euros for doing this.

Thankyou, thats a lot off my mind. I was concerned that it was only applicable to the name owner on the document.

Hi.
I live in Orihuela Costa, Alicante and was told that the habitation certificate would need to be put into my name if I wanted to sell the property.
I do not know if this is the case in other provinces!

My Understanding is that you need your licence of first occupation in order to be able to contract to the utilities. Once you have those services in place, the Cedula ceases to be as important as getting the first one.
