Those considering relocating abroad and buying a property have been urged to seek professional assistance.
Liz Rowlinson, editor of Aplaceinthesun.com, said: "You should not jump in without expert advice and independent legal counsel."
She told individuals to remember the fundamental aspects of purchasing property, such as access and location, as well as to be careful to ensure they do not get caught up in "silly prices".
The specialist recommended considering the long-term potential of the building and working out an exit strategy.
Currency brokers were also advised by Ms Rowlinson, who said these experts can provide suggestions relating to saving money while buying assets overseas.
She highlighted Albania and Montenegro as some emerging locations at present, adding Sardinia and Sicily are currently becoming more established and could begin to compete with the more popular regions of Italy.
