EPC Energy Efficiency Certificates Spain

Changes to Spanish law came into effect from 1st June 2013 meaning anyone selling or renting a property in Spain MUST have an Energy Efficiency Certificate (Certificado de Eficiencia Energética), more commonly known as an Energy Performance Certificate or EPC, in order to comply with new regulations.

The Royal Decree 235/2013 (or Spanish law 235/2013) is an initiative by the Spanish Government to improve energy efficiency in all buildings and homes along with reducing CO2 emissions and affects both mainland and offshore properties governed by Spanish law.

Most of Europe has already introduced regulations for Energy Efficiency Certificates imposed by the European Commission, but whilst the rules, regulations and monitoring are still in their infancy in Spain, much confusion exists about who can issue an Energy Efficiency Certificate and how it is done.
